Edenshaw Developments and Langara Construction: A Partnership Shaping Mississauga’s Skyline

When the opportunity to partner with a construction team that shares our values arose, we saw the chance to create a greener future while continuing to uphold exceptional quality and care in our developments with Langara Construction.

Beau Brooker, Director of Construction, Langara Construction Limited, caught up with us to discuss our partnership, and the construction process in an Edenshaw development.

Our Partnership

As a long-term partner, Langara becomes involved in the early stages of each project, collaborating closely with Edenshaw to bring its vision to life during the construction phase. This partnership ensures that the team maintains a deep understanding of the project’s goals and sustainability objectives from inception to completion. The true value of our collaboration lies in the continuity of resources working across the project—our team is engaged from the very start. This enables us to provide essential construction insights early in the design phase, allowing for a more sustainable and feasible development while keeping costs and quality aligned with market expectations.

Langara’s expertise stems from years of experience, spanning from our estimating teams to our site delivery teams, who have worked on high-rise projects globally. This breadth of experience equips us to handle projects of any size, paying careful attention to both smaller developments and large-scale, complex buildings. What truly sets us apart is the diversity of our team’s experience—ranging from very experienced team members to younger professionals we mentor for long-term growth. We take great pride in extracting the best practices from each individual’s varied background, enabling us to offer innovative solutions that are in line with the original design vision and sustainability goals.

At Langara, we pride ourselves on our broad range of expertise, which encompasses all areas of construction, from general contracting to working directly with developers. This diversity allows us to provide invaluable insights throughout every stage of the project—from the initial concept to the final delivery—ensuring that sustainability, quality, and value are maintained throughout.

Completing these fantastic projects would not be possible without the help of our long-term trade partners who we believe deliver the best work in town. Their drive and attention to detail make these buildings come to life and we consider ourselves very fortunate to have a great team delivering towers with a high level of quality.

Together with Edenshaw, we continue to create exceptional spaces that are not only of high quality but are also designed with sustainability in mind, reflecting the shared values that make this partnership so successful.

Projects

Westport

Westport is a project we’re incredibly proud of. It’s a stunning building with exceptional amenities, and the feedback from residents has been overwhelmingly positive, particularly regarding the quality of construction. It’s been truly fulfilling for Langara to contribute to the development of the Port Credit community, becoming a meaningful part of its growth and transformation.

Alba

Looking ahead, the Alba project, which is under construction will feature a beautifully designed building that will not only enhance the local area but also contribute to the evolving skyline of Mississauga. We’re honoured to have been chosen as the construction team for this project, which will be another development we can all take great pride in once it’s completed.

For Langara, success means creating happy homeowners who are moving into buildings where we’ve had the privilege of crafting fantastic living environments. It’s about more than just constructing buildings; we’re providing a foundation for people to create long-term memories. There’s nothing more rewarding than seeing the smiles on purchasers’ faces during their pre-delivery orientation, as they walk through their new home for the first time, and knowing we had a part in that.

Our Joint Focus on Sustainability

For Alba, we introduced cutting-edge geothermal ground loop systems that work in tandem with heat pumps. This innovative system harnesses the Earth’s natural resources to heat and cool buildings year-round, reducing the need for traditional boilers and chillers. This not only lowers operational costs but also minimizes the building’s carbon footprint. Geothermal technology is still relatively new, but Langara was happy to embrace this opportunity in innovation.

Building to LEED Standards

Once the project is complete, all relevant documentation is submitted to the Green Building Council of Canada, where they assess various criteria and evaluate the project using a points-based system, ultimately awarding LEED (Leadership in Energy and Environmental Design) certification upon successful completion.

Key considerations in our process include access to local transportation, designing lighting systems to minimize light pollution in the surrounding area, conducting rigorous indoor air quality testing upon project completion, and continuously working to reduce water usage within the building. These steps are part of our ongoing commitment to sustainability and environmental responsibility in every project we undertake.

Finding the Right Balance

One of the biggest challenges in sustainable construction is balancing the cost. It’s similar to shopping at a farmer’s market — you’re getting the best, freshest produce, but you’re paying a premium for it. We’re constantly working to find the right balance between incorporating the latest innovations and managing project costs, ensuring we can integrate as many sustainable features as possible without exceeding market conditions or budget constraints.

Looking ahead, we’re exploring future innovations like mass timber construction and the latest advancements in heating, ventilation, and cooling technologies. Every building we design becomes smarter, with increasingly sophisticated control systems for both individual suites and the entire building. Additionally, the building envelope—such as windows and doors—is continually being optimized for greater efficiency. These improvements reduce the overall demand for heating and cooling, ultimately lowering carbon footprints and contributing to a more sustainable future.
